On July 31, 2026, OSHA's renewed National Emphasis Program for warehouses and distribution centers took effect. It replaced the July 2023 directive and now runs for five years.
Under the renewed NEP, comprehensive inspections target five hazard areas. Number three on that list: walking-working surfaces and slip, trip, and fall hazards.
Translation for you: if a compliance officer walks your floor unannounced during an active shift, wet aisles and standing water are now a documented, programmed inspection focus — through 2031.
Your mop bucket just became a compliance question.
1. Forget Square Footage. Measure Your Narrowest Aisle First.
I've watched facility managers buy a machine three sizes too big because a spec sheet promised 75,000 sq ft an hour. Then it arrives, and it fits down exactly two of their eleven aisles.
Here's what most buying guides miss: the number that limits you is the squeegee width, not the brush width.
The brush sits under the deck. The squeegee trails behind it and is always wider — it has to be, or the machine would leave water outside the recovery path. On a 22-inch machine, the squeegee runs 31 inches. On a 34-inch machine, it's 38.8 inches.
So when you're eyeballing a 36-inch gap between a pallet rack and a staging pallet, a "22-inch scrubber" is really a 31-inch obstacle. Add turning radius and you need more.
Three measurements before you shop:
- Narrowest regular travel path — measure at the pinch point, with pallets staged where they normally sit, not on a clean Sunday
- Tightest turn — the aisle-end or dock corner where the machine has to reverse direction
- Door and elevator clearance — including the machine's overall width, which exceeds the squeegee on most models
Write those three numbers down. Everything below keys off them.

A few things jump out when you line them up like this.
The tank jump from 17" to 22" is bigger than the brush jump. Brush width goes up 29%. Recovery capacity goes up 58%. That matters because refill trips are dead labor — you're walking to a drain, not cleaning floors.
Brush pressure more than doubles at 34 inches. 50 lbs versus 110 lbs. On sealed concrete with forklift tire marks and oil film, that's the difference between one pass and three.
Runtime peaks in the middle. The 22-inch RT50 runs up to 5 hours; the 34-inch RT120 runs 4. Bigger machine, bigger draw. If your cleaning window is a full shift, that's a real consideration.
3. Matching Machine to Route

Take your three measurements and run them against this.
Your narrowest path is under 30 inches Compact territory — 14 to 17 inches of brush. Back-of-house corridors, between-rack service lanes, mezzanines, break rooms and restrooms attached to the warehouse. The 18-inch squeegee on a 14-inch machine threads gaps a 22-inch machine simply cannot enter.
Your narrowest path is 36–48 inches The 22-inch class. This is the mid-size warehouse sweet spot and where most of my customers land. Wide enough to finish a shift's route, narrow enough for standard pallet-rack service aisles and dock aprons.
Your main runs are 60 inches or wider with genuinely open floor Now 34 inches earns its keep. But check the footprint again: the RT120 is 38.8 inches wide and 59.1 inches long. In a 60-inch aisle you have about 10 inches of margin on each side. Manageable for a trained operator. Tight for a new one on a Friday afternoon.
A quick reality check on obstacles. Count your turns per 1,000 sq ft. Every turn is a place where the operator slows, lifts, or repositions. A floor with 40 turns and 40,000 sq ft behaves like a much smaller floor. Layout beats area, every time.
Mixed layouts are normal. Plenty of facilities run a 22-inch machine on main runs and keep a compact unit for corridors and restrooms. Two machines at $1,499 and $2,499 often beat one $4,199 machine you can only deploy on 30% of your floor.
4. Dry Time Is a Safety Spec. Treat It Like One.
This is the section I wish more buyers read before they shop on brush width alone.
Why it's suddenly urgent
29 CFR 1910.22(a)(2) requires that the floor of each workroom be maintained in a clean and, to the extent feasible, dry condition. That's been on the books for years. What changed is enforcement posture — walking-working surfaces are now a named focus of a five-year warehouse NEP.
The cost side backs it up. Liberty Mutual's 2025 Workplace Safety Index puts total serious workplace injuries at $58.78 billion a year, with falls on the same level ranking second at $10.52 billion — 17.89% of the total. Falls on the same level have been the #2 cause in all 25 editions of that index. BLS recorded 479,480 days-away-from-work cases involving falls, slips, and trips in 2024.
Wet floors sit right in the middle of that number.
What a healthy scrubber actually does
A correctly maintained scrubber lays solution, agitates, and recovers it in a single pass. Industry service benchmarks put the target at a floor that's dry within one to two minutes with no streaks after a test pass on a clean section.
A mop leaves the same area wet and slippery for several minutes with nothing you can control. That's the real comparison — one method gives you a measurable, inspectable outcome, the other gives you a cone and a hope.
The four things that quietly kill dry time
- Worn squeegee blades. Service guidance generally puts rotation or replacement around every 100–200 hours of use. A tear as narrow as a millimeter breaks the vacuum seal and leaves a continuous wet stripe down your clean aisle.
- Walking too fast. Push past roughly 2–2.5 mph and the squeegee starts skipping off the floor on turns. Your operator feels productive. Your floor stays wet.
- A full or clogged recovery tank. Suction drops long before the tank overflows.
- Too much solution flow. More water is rarely more clean. It's just more water to recover.
Build a 60-second pre-shift check into your SOP: inspect blade edges, check pad condition, empty and rinse the recovery tank, confirm solution flow, and pre-sweep loose debris. That checklist costs a minute and protects the thing OSHA is actually looking at.
5. The Upgrade ROI Math — Run It With Your Own Numbers
I'll refuse to hand you a fake payback figure. Every facility's wage rate, frequency, and layout differ. So here's the formula instead. Fill in your blanks.
Step 1 — Your real coverage rate. Rated efficiency assumes wide-open floor and zero turns. Time one actual cleaning pass in your worst aisle, then in your best, and average it. That's your true sq ft/hr. Expect it to land meaningfully below the spec sheet — that's normal and it's the honest number to budget with.
Step 2 — Hours per cleaning cycle.
Floor area ÷ your real coverage rate = machine hours Then add: refill trips × minutes per trip
Step 3 — Hours saved versus your current method.
(Current method hours − machine hours) × cleanings per week × 52 = annual hours saved
Step 4 — Convert to dollars.
Annual hours saved × your fully loaded labor rate = annual labor savings Machine price ÷ annual labor savings = payback in years
Step 5 — Add the line most people skip. One same-level fall claim in your facility. Pull your actual workers' comp experience or ask your carrier for your average claim cost. Then estimate how many wet-floor minutes per week you're removing. This is where the numbers usually stop being close and start being obvious.
Where the refill line bites. A 22-inch machine with a 13.2-gallon solution tank covers up to 15,000 sq ft per fill. A compact machine with a 3-gallon tank on that same 40,000 sq ft floor needs many more trips to the drain. Each round trip is five to ten minutes of paid time that cleans nothing. Multiply by 260 cleaning days.
That's usually the number that decides between the 14-inch and the 22-inch — long before anyone compares brush pressure.
6. Four Facility Profiles
These are layout archetypes, so find yours rather than matching a square-footage bracket.
Profile A — The 15,000 sq ft shop with real clutter Auto shop, machine shop, small fabrication floor. Lots of equipment, permanent obstacles, work-in-progress on the ground. Total area is modest but you're navigating constantly. Fit: 14–17 inch compact. The area argues for something bigger. The obstacle count argues louder.
Profile B — The 40,000 sq ft distribution warehouse, standard racking Wide main aisle, service aisles roughly 40–48 inches, sealed concrete, daily forklift traffic. Fit: 22 inch. This is the profile the class was designed for — 30,000 sq ft/hr rated, 5-hour runtime, and a 31-inch squeegee that clears standard rack aisles.
Profile C — The 40,000 sq ft floor split between open bays and tight corridors Half your area is genuinely open. The other half is corridors under 30 inches. Fit: Two machines. A 22-inch for the bays, a compact for the corridors. One oversized machine leaves half your floor on a mop.
Profile D — The 100,000+ sq ft facility with a hard cleaning window Large-format manufacturing, big-box backroom, multi-bay logistics. Wide lanes, heavy soil, and a fixed number of hours to finish. 1. What size scrubber do I need for a 40,000 sq ft warehouse? A 22-inch walk-behind is the usual answer, assuming service aisles of 36 inches or wider. Verify against your narrowest path first — a 22-inch machine needs about 31 inches of clearance for its squeegee.
2. How long does the floor stay wet after scrubbing? With healthy squeegee blades and a proper walking pace, service benchmarks put it at one to two minutes with no streaks. If you're seeing puddles or stripes, that's a maintenance issue, not a machine limitation.
3. Why is my scrubber leaving streaks of water behind? Four usual suspects, in order: worn or nicked squeegee blades, a full or clogged recovery tank, walking faster than about 2–2.5 mph, or a clogged vacuum hose. Check blades first — it's the fix roughly two-thirds of the time.
4. Is a walk-behind enough, or do I need a ride-on? Walk-behind wins when you have turns, aisles, obstacles, or mixed room sizes. Ride-on wins on large, open, uninterrupted floors with a tight cleaning window. Layout decides this, not area.

9. What floors can it run on? Sealed concrete, epoxy, ceramic and porcelain tile, VCT and LVT, terrazzo, laminate, and sealed stone. On sensitive surfaces like marble or sealed hardwood, use a soft brush or the correct pad and test a small area first.
10. How does it ship, and will it come inside my building? Freight, free to the 48 contiguous states, typically 3–8 business days after processing. Standard freight is curbside — the driver isn't required to bring it indoors, so have someone available with a pallet jack or dock.
